The Building Safety Fund (BSF) is available for buildings over 18 metres in height that do not fall under the developer self remediation terms (SRT) / pledge.

SRT

52 developers have signed the self remediation terms with the UK government DLUHC, committing to remediate life-critical fire safety works in buildings 11 meters and higher that they have developed or refurbished in the past 30 years, ensuring that leaseholders are protected from these costs. This is often referred to as the developer pledge.

STEP 01

LAUNCH MEETING:

Conduct a comprehensive meeting with our client to understand the project's background, progress to date, and introduce any appointed consultants, stakeholders, and specialists. Review all provided information. Understand clients brief and EWS rating required.

STEP 02

SITE VISIT:

Visit the site and meet with Managing Agents and key

stakeholders.

STEP 03

PROGRESS MEETINGS & RESIDENT LIAISON:

Lead and document progress meetings until the construction stage activities and provide a summary pre-construction report. Provide all residents and leaseholders with a regular update via video conference calls and newsletters.

STEP 04

REVIEW AND ADVISE:

Analyse and advise on reports, surveys, and intrusive

investigations (both internal and external).

STEP 05

APPOINT:

If no survey works have been concluded, appoint Fire

Engineer and intrusive investigations (both internal

and external). We work with excellent fire engineers/surveyors in the industry who have proven remediation experience and adequate PI.

STEP 06

PROGRAMME DEVELOPMENT:

Develop a pre-construction programme to schedule

activities and critical milestones.

STEP 07

ARCHITECT APPOINTMENT:

Assist with appointing an architect up to RIBA Stage 3 toclarify the scope of work within a tender package.

We work with excellent architects in the industry who have proven remediation experience and adequate PI.

STEP 08

PRE-TENDER COST ESTIMATE:

Assist with appointing an architect up to RIBA Stage 3 to clarify the scope of work within a tender package.

STEP 09

COST ESTIMATE REVIEW:

Review and advise on the pre- tender cost estimate.

STEP 10

COST SUBMISSION

Submit costs to Homes Englandunder the Building Safety Fund (BSF) or Cladding Safety Scheme (CSS) if applicable.

STEP 11

EMPLOYER’S REQUIREMENTS:

Liaise with the client and the Professional Team to prepare the Employer’s Requirements.

STEP 12

PLANNING APPLICATIONS:

Advise and support any necessary planning

applications/approvals.

STEP 13

BUILDING CONTROL:

Liaise with the client and the Professional Team to prepare the Employer’s Requirements.

STEP 14

BUILDING SAFETY REGULATOR:

Assist with appointing a consultant/professional to submit

information to the Building Safety Regulator – Gateway process. If applicable for higher-risk buildings (HRBs)

STEP 15

PROCUREMENT STRATEGY:

Prepare a Procurement Options and Strategy Report for the next stage. Depending on the client’s needs there are

various procurement routes available and Verhous can assist in advising on the appropriate direction.

STEP 16

EXPRESSION OF INTEREST:

Develop and issue an Expression of Interest for

potential contractors for a JCT D&B contract if this route

is decided upon.

STEP 17

CONTRACT DOCUMENTATION:

Prepare a full contract documentation pack, including

Employer’s Requirements, architectural design information, reports, surveys, form of contract,

etc.

STEP 18

CONTRACTOR PROCUREMENT:

Manage the contractor procurement process and

advise on time scales. Meet with potential tendering

contractors on site. If a competitive tender is required.

STEP 19

TENDER REPORT:

Prepare a Tender Report which includes a scoring on the quality submission, programme length, reviewing compliance and value- for-money. If a competitive

tender is required

STEP 20

INTERVIEW & ENTER CONTRACT:

Assist with the appointment of the main contractor and the next steps. The contractor may be required to

enter into a Pre-Construcion Services Agreement (PCSA) depending on the complexity of the project.
